Building Permits
The Village of Lewiston Building Inspection/Code Enforcement Office ensures that all construction and major renovation projects in the Town comply with the New York State Uniform Fire Prevention & 建筑规范 and Village of Lewiston Zoning 条例. The Office reviews building plans, issues work permits, conducts building and site inspections, issues certificates of compliance and certificates of occupancy, and conducts other work in support of the 建筑规范 and Zoning 条例. Some projects that require a work permit may also require Village of Lewiston Planning Board or Zoning Board of Appeals review (see below).

The Village of Lewiston Zoning 条例 establishes allowable land uses in each zoning district identified in the 区划图 and sets forth requirements for site design, building heights and setbacks, subdivision of land, issuance of special permits, and the administrative processes for project review including review by the Planning Board and Zoning Board of Appeals, among other regulations.

Planning Board Review Process
The Village of Lewiston Planning Commission reviews and approves site plans and requests to subdivide or combine tracts of land. It also reviews and makes recommendations on any matters referred by the Village of Lewiston Zoning Board of Appeals. 除了, the Planning Commission reviews and makes recommendations to the Village Board on special permits and zoning amendments. Some projects that require Village Planning Commission review may trigger Niagara County Planning Board review 和/或 New York State Environmental Quality Review (SEQR).

Zoning Board of Appeals Process
The Village of Lewiston Zoning Board of Appeals reviews and approves requests for use variances and area variances, which are exceptions to the Zoning 条例. Some projects that require Zoning Board of Appeals review may trigger Niagara ounty Planning Board review 和/或 New York State Environmental Quality Review (SEQR).
